I sold my So CA home because of the Crash report in 2005 and boy am I glad I did because the crash has come! I doubled my price and walked away with 250k tax free. Now I'm renting and moved all those funds out of state and waiting to buy foreclosures and short sales in CA. All his predictions have come true because he DOES HIS RESEARCH and presents all of it. His statements are based on fact and not BS like most others. His seminars are chock full of great advice and different systems to use at different times of the market. His advice comes from experience and you can tell because of the small and useful details he uses in his teachings. I would not spend alot of money on ANYONE before I did my due diligence. Go hear him speak for free at your local club and check out his site and radio show and decide for yourself. Good luck. The groups at that time where kept small- ten at the most. Everyone there had come because someone had highly recommended Bruce for his knowledge and integrity. I my self know of at least four very successfull investors whos' business improved because of Bruce's influence. In the last couple of years, he’s been practicing what he preaches, developing about one hundred lots (a friend of mine used this strategy which he picked up from Bruce to make a large chunk of money ) Bruce also has been bussy selling a large portion of his holdings and buying out of state to protect equity (A thing he also teaches in his California Crash Course). Bruce is no investor couch potato, he is an active investor, but the scale at which he invests is different than what most of us who are relatively new are confortable doing. He is definitely an investor worth learning from and emulating. He will tell you about what he did 10 and 15 years ago, however ask him about his deals from last year and he will avoid the subject. He doesn't work in the business anymore, he makes millions teaching so why do anything else? [i paid $10 so its not free, but he didnt get paid] i told him my situation and asked what i should do. he said buy anything and sell it in 2 years. i followed his advice and made an extra 90k. he never tries to upsell in his lectures. i paid $500 dollars for his California countdown course and it was worth every penny. and like other gurus i've bought from, like ron le grand or barney zick[who's materials i like], i dont get spammed every week by bruce. His research on the SOCAL market and how population migration and affordability rates cause entire markets to move up or down is very good, some of the best and most thorough market research I have ever seen. His presentation skills are very good as well, he comes across as humble and doesn't feel like a guru, which is a good thing. I have relied on his advice to cash out of SOCAL and move money to Florida and Arizona, and may follow his advice on investing in"contrarian" states - states that have RE cycles that are the opposite of California. Highly recommended. However, he is more of a "market" and real estate cycle expert than a seller of specific techniques. But there are already too many of those.
